Foreclosures are on the rise across the country, so it is imperative to stay current on all of the new Foreclosure and Short Sale changes. There is a new Colorado Expedited Foreclosure statute which can shorten the foreclosure process. There are new changes to the Colorado Foreclosure Protection Act which made changes to the mandatory 2011 Buy-Sell Contracts and Disclosures. There are new disclosures to parties and lenders regarding the “flipping” of properties. This class will go over these new law changes, as well as covering a detailed view of every stage of the foreclosure process - the pre-sale, cure, sale, lien-holder redemption and deed stages. Various ways to foreclose on real property and foreclosure statistics will be discussed.

The class will also explain how, when and where short sales fit into the foreclosure process. In addition, the class will cover some unique issues which affect the foreclosure process, including homeowner association liens, federal tax liens, bankruptcy issues, title issues, and how they affect title commitments and title policies.
