Thank you to all who have participated in the NAR Call for Action to tell Congress to reform our tax code AND protect middle class homeowners. Michigan is among those states who have reached 20% member participation or higher!

Michigan Homeowners are headed for a Tax Increase. As part of the tax reform legislation (H.R. 1) introduced in Washington, DC, there exists a very real threat to the most important traditional tax incentives that support homeownership in Michigan and around the country. As a Michigan Realtor®, Congress needs to hear from you now. TAKE ACTION to protect the mortgage interest deduction and the state and local property tax deduction. Do not let tax reform become a disincentive to homeownership.

Within each 3-year license cycle, real estate professionals are required to complete at least 18 clock hours of continuing education* that involve any subjects that are relevant to the management, operation, and practice of real estate or any other subject that contributes to the professional competence of a licensee. Within the total of 18 clock hours required in the 3-year cycle, licensees must complete at least 2 hours of legal CE credit for each calendar year during this three-year period. Legal CE credits must involve laws, rules, and court cases regarding real estate. The remaining 12 elective credits may be credits of any type, taken at any time during the three-year licensing cycle.

The current licensing cycle will end on October 31st, 2018, make sure you are prepared!  Visit CE Marketplace today to check your record - it’s already there for you to view! To view your CE History profile or upload additional self-reporting certificates, please create an account. You will need your full 10 digit real estate license number (Permanent ID No.), so be sure to have that handy.

Advertising Rules

As many Realtors® have heard by now, effective January 1, 2018, in any advertising that includes the name of an associate broker, salesperson or team, the individual licensee’s name (or team name) cannot be in larger type size than the name of the firm. This change has caused many brokers to reexamine both existing law and their current advertising.

QUESTION:

I own a brokerage which practices traditional agency. Would it be possible to have one of my agents represent the seller and another of my agents represent the buyer in the same transaction without establishing dual agency? 


ANSWER:

NO. In the above circumstance, all of the agents in the firm would be dual agents. In order to have your agents represent the buyer and seller exclusively, your firm would have to practice designated agency.
