Focus on Membership

July 1 Ushered in New Phase for License Law

July 1 ushered in a new phase for real estate license law in Indiana. See the memo sent to all IAR members here. You likely received the memo directly if you are reading this, but perhaps you know a fellow member who did not receive it. He/she should ask their local REALTOR® association staff to enter a valid email address in the National REALTOR® Database System. Just in case, here is the contact information for all the local associations in the state. While at it, make sure the state’s Professional Licensing Agency/Real Estate Commission can get in touch with you. Click here to update the contact information IPLA/IREC has on file.

All License Numbers to Change, Start with RB

The state of Indiana is in the process of changing license numbers. Soon, all real estate license numbers will begin with RB. Check to see if yours has been updated here.

Real estate licensees eligible to function as a Managing Broker - remember, the term Principal Broker has been eliminated from Indiana law - will be noted as "Managing Broker Eligible" in the “License Information” section of their personal record.

To find the single Managing Broker of a firm, review the information under the company's license number. When looking at a person's record, scroll down to the "Related Licenses" section and click on the active company license number. Then look for the licensee with the “Relationship” of “Manager”. Search 2014 IAR President Kevin Eastridge for an example of this.

The single Managing Broker of a sole proprietorship will show his/her licensees in the "Related Licenses" section of their personal record. Conversely, the personal record of a licensee in a sole proprietorship will show his/her Managing Broker in the "Related Licenses" section. However, please note that the “Relationship” of the Managing Broker may be “Employer/Employee”. Search 2009 IAR President Paul Wyman for an example of this.


The single Managing Broker of a sole proprietorship without licensees will have an empty "Related Licenses" section of their personal record and will be noted as "Managing Broker Eligible" in the "License Information" section. Search IAR/RECP staff member Kathy Harbaugh for an example of this.

Pending official membership counts on August 1, the following IAR Director positions are available for 2015 --

Indiana Commercial Board of REALTORS® - 1 representative

Top 20 Firms - 1 Managing Broker representative

Local Association Presidents - 1 small, 1 large association representative

Region 1 – 3 representatives

Region 2 – 1 representative

Region 3 – 1 representative

Region 4 – 5 representatives

Region 5 – 1 representatives

Region 6 – 1 representatives

Interested candidates will find position descriptions, a duties and responsibilities document, and soon, an updated candidate application (due August 15) here. All members are eligible to participate in the election and to ensure receipt of a ballot, should ask their local REALTOR® association staff to enter a valid email address in the National REALTOR® Database System BEFORE September 5. New IREC Rules Effective July 1

Effective July 1, the new sections 876 IAC 5-8 repeal old sections 876 IAC 1-4 to establish operation of broker company requirements and disposition of listings, escrow account requirements, advertising requirements, provisions regarding attendance at closings, and other miscellaneous requirements concerning the practice of real estate. IAR General Counsel Richelle Cohen Mossler provides some highlights here. View the final, full compilation of laws and regulations provided by the Indiana Real Estate Commission, including, in addition to the above administrative changes, the state law statute governing transition to a single license system also effective July 1, 2014.

zipForm® 6 to End Soon, Upgrade to zipForm® Plus ASAP

zipLogix, the software company IAR contracts with to provide members access to statewide transactional forms, has announced the pending end of zipForm® 6. While zipLogix has not set a firm date, IAR encourages members still using zipForm® 6 to upgrade to zipForm® Plus as soon as possible. Here’s how. Visit https://www.zipformplus.com/ and enter the same credentials you previously used with zipForm® 6. Your saved transactions will be there. Mark Porter to Lead Designation Days Event

The dynamic Mark Porter will bring his 23 years of experience as a real estate broker, investor, and consultant to Indiana for three full days this fall when he leads the biannual IAR-RECP REALTOR® Professional Designation Days event scheduled for October 21-23 at Indiana Wesleyan University’s Indianapolis-North campus. Learn about planning, systems, and technology as you earn credit toward the prestigious Graduate, REALTOR® Institute (GRI) and Certified Residential Specialist® (CRS®) designations. Mark’s courses foster time saving and income producing habits, are taught in a fun and engaging environment, and qualify for elective continuing education hours. New 90 hour Pre-licensing Broker Course Coming Soon

As of July 1, the first step for anyone wanting to start a real estate career in Indiana is to successfully complete a 90 hour pre-licensing Broker course. However, the state will only grant a license to those who are 18 years old and have earned a high school diploma or passed an equivalency exam.

RECP will begin to offer this course the latter part of the month in both live and online/on-demand formats. Sign up here to be among the first notified when the new pre-licensing Broker course is available.   

Also as of July 1, all active Indiana real estate licensees are on the same three year license renewal cycle with the same 36 hour continuing education requirement. Curriculum will vary by license type, which will not be finalized by the Indiana Real Estate Commission until the middle of the month. Sign up here to be among the first notified when the new CE packages are available from RECP. Twelve CE hours must be completed per year.
