February Home Sales and Prices Higher Than 2014

February home sales increased 9.5 percent statewide when compared to the same month of 2014. Prices were also better than last year. February’s median home sale price of $120,000 is a 4.3 percent increase from 2014, and the average price of $144,564 is a 5.3 percent increase. Monthly Legal Hotline Q&As:  Offers and Multiple Offers

Low inventory is creating multiple offer scenarios all around the state. Those scenarios are likely to increase as we move into the traditional spring and summer buying season, which is naturally a good time to review the offer process. Let’s say your seller accepted an offer, but the earnest money check bounced. At about the same time, another offer came in. Is the first offer dead? Can the seller accept the second offer? IAR attorneys answer these recently asked Legal Hotline questions and more to help you keep your REALTOR® professional edge.

The IAR Legal Hotline, 1-800-444-5472, is available to Managing Broker members* and their designated licensees Monday through Friday from 9am to 5pm EST. Questions are not limited to offers. Questions on any real estate/REALTOR® topic are welcome.

CE:  Stay Current or Risk a $5,000 Fine

Seriously. That’s how much the state of Indiana could fine real estate licensees for not fulfilling their continuing education requirement. The state can also label a licensee who does not fulfill their CE requirement as non-compliant/unable to participate in a transaction. So, how do you avoid a fine and more importantly stay in business? Complete 12 CE hours by June 30, or between July 1, 2014 and June 30, 2015. All licensees* must do this every “year” (July 1 – June 30). There are no longer mandatory subjects, but Managing Brokers must have four of their 12 CE hours in a Managing Broker-specific course.

*NOTE TO NEWLY LICENSED BROKERS:  It seems there is always an exception and in this case it is for newly licensed Brokers as of July 1, 2014 and after. You must complete a specific 30-hour post-licensing course within two years of licensure. This course takes the place of CE during that time. After the two-year period, you must complete 12 CE hours every “year” (July 1 – June 30) just like all other Brokers. RECP is now developing its post-licensing course.
