Use of Property Disclosure Statement in Sale through Occupied Inheritance

Q: I just listed a property for sale by the daughters of the decedent, their mother, who had lived in the home on the property for 40 years. Just recently one of the daughters has stayed at the property temporarily in order to care for the property. In this circumstance, would the daughter be required to complete a full Property Disclosure Statement or just the exempt portion on the first page? Read Answer »

Senate Passes Flood Insurance Bill

Flood Insurance Update

As a result of recent changes to the National Flood Insurance Program, homeowners have been at risk of substantial increases in their flood insurance rates. Recently, an important step was taken towards passing the Homeowner Flood Insurance Affordability Act, which would delay the increases in flood insurance rates for homeowners while an affordability study is conducted.


The bill passed the Senate with a vote of 67 – 32 with both Senator Merkley (D – OR) and Senator Wyden (D – OR) voting in favor of the bill and this important piece of legislation now moves to the House of Representatives for consideration. Continue to keep an eye out for updates on this critical legislation

Rural Implications of Farm Bill

On Feb. 7, the President officially signed into law the long awaited Farm Bill (Agricultural Act of 2014). Of interest to housing is a section extending the definition of the term “rural” for eligibility in rural housing programs. NAR strongly supported revising the outdated definition to conform to local demographic data and needs.


The new law also includes language that will again grandfather communities through the 2020 census and also increase the population threshold for existing communities to 35,000 (from 25,000). Contact your local USDA office for more specifics.

REALTOR® Magazine’s Good Neighbor Society is seeking applications from REALTORS® who work on small-scale charitable efforts that have growth potential. Five Volunteering Works applicants will be selected to receive a year of one-on-one mentoring from a member of the Good Neighbor Society and a $1,000 grant as seed money to help implement improvements in their community program.
