Local Associations Recognized on Mackinac Island for 2014 RPAC Accomplishments

Michigan Realtors® recently held their annual RPAC awards on the beautiful and historic West Front Porch of Grand Hotel on Mackinac Island during the Centennial Celebration. A big thank you to all of the local associations who made the final push for RPAC investors at the end of 2014! With a state RPAC goal of $698,000, Investments from Realtor® and affiliate members crushed that goal with a final total of $775,000! 2014 was the greatest single year in the history of RPAC! In addition, 23 local associations met and/or exceeded their local RPAC goal.

Realtors® Celebrate 100 Years of Real Estate

Over 300 Realtors® and special guests traveled to Mackinac Island, June 7-9 to take part in the Michigan Realtors® Centennial Celebration. Association leadership volunteers both past, present and future were honored as we celebrated 100 years in the real estate industry. Held in the historic Grand Hotel, members attended CE Marketplace Certified knowledge sessions, explored the island and finished with a Celebrate the Century Gala hosted by Paul W. Smith. Thank you to all who attended this historic and memorable event.

RPR School Data Important to Relocating Clients

As the school year comes to an end, the seasonal upswing in the market is just beginning. Many buyers and sellers, especially those with children, time their next move with the completion of one school year and the beginning of another. And as buyers are looking for certain qualities in a home like number of bedrooms and bathrooms, a pool, one story vs. a two story, one thing is for certain: if there are children involved, they have their mind set on a particular school district or a specific elementary, middle or high school. Because Realtors® pride themselves on being the ‘local market expert’, RPR has partnered with both Maponics and Great Schools to give Realtors® school zoning and informational data clients need to make an educated decision.

With school district and attendance zones from Maponics, RPR provides Realtors® with the functionality to search for properties based on school district boundaries, or attendance zones of elementary and middle schools. For example, if a buyer insists that the home being purchased is located within the “Union School District”, RPR allows a Realtor® to use the map search to select that district and look for properties solely within those district limits. The same is true for a specific elementary school. And if the buyers want to be able to walk their children to school, you can enter the address of the school and perform a ‘distance search’ to find properties within walking distance. Plus, to make it even easier, Realtors® can save that search and easily recall it to search the same boundary for other clients.

WHAT REALTORS® NEED TO KNOW ABOUT THE NEW TILA-RESPA INTEGRATED DISCLOSURE RULE (“TRID”)

In the Dodd-Frank Act, the Consumer Financial Protection Bureau (“CFPB”) was directed to combine the mortgage loan disclosures under the Truth and Lending Act and RESPA. The CFPB has developed a rule for this purpose which shall take effect on August 1, 2015. The changes under TRID do not impose any new duties or obligations on REALTORS®. There is nothing new for REALTORS® to do to comply with TRID. However, there is obviously great concern in the lending and title insurance industry that the implementation of TRID will cause disruption of the process of closing a residential home.

QUESTION:
My sellers sent me a written notice terminating my listing contract for their residence 6 weeks prior to its expiration. They will no longer return my calls or allow any showings. Aren’t my sellers in breach of contract and can’t I require them to let me show their home to potential buyers?    
   
ANSWER:
Even if your sellers are in breach of contract, you cannot require them to let you show their home. Your only remedy would be to file a lawsuit asking a court to compensate you monetarily for the sellers’ breach of contract.
