Lawrence Yun: A Return to “Normal” Underwriting Standards Would Spur Sales

Michigan Association of REALTORS® members already know the results of our slow economic recovery - tepid real estate sales. But the reasons for this predicament are many and interrelated, said Lawrence Yun, Chief Economist for NAR, at a recent presentation to local and state association leaders from across the country.

Yun cites “overly stringent underwriting standards” and Washington policy as primary sales inhibitors. “As much as the housing market is typically stimulated during periods of low interest, it is actually not a good signal that the Federal Reserve indicates they would not raise interest rates until 2013”, commented Yun, adding conditions will improve if “Washington doesn’t mess with real estate.”

According to Yun, although markets are still struggling and consumer confidence remains low, there are reasons to hope home sales can soon begin to recover. Among these drivers are a slight increase in additional jobs, as well as all-time high affordability and historic low interest rates. Yun looks at historical actions that helped and hindered as well as best and worst markets and current policy decisions.

This valuable economic update zeros in on the factors that define the state of the real estate market: what impacts the Federal Reserve can really have, how rising rental rates affect home prices, the outlook for small business growth, and other critical economic indicators. Agents and brokers alike will not want to miss this opportunity to stay up to date on the latest market analysis for their own use, as well as to better assist clients with long- and short-term planning and development.

Pre-registration for this year's MAR Convention & Expo has ended. The Convention is being held on September 28-30 at the at the Amway Grand & DeVos Place.

Walk-in registrations will be taken at the MAR Registration Desk, located on the second floor Center Concourse, Amway Grand, Wednesday, September 28 at 10 a.m. and Thursday, September 29 at 7:15 a.m.

August Existing-Home Sales Rise Despite Headwinds, Up Strongly from a Year Ago

Existing-home sales increased in August, even with ongoing tight credit and appraisal problems, along with regional disruptions created by Hurricane Irene, according to the National Association of Realtors®. Monthly gains were seen in all regions. Total existing-home sales1, which are completed transactions that include single-family, townhomes, condominiums and co-ops, rose 7.7 percent to a seasonally adjusted annual rate of 5.03 million in August from an upwardly revised 4.67 million in July, and are 18.6 percent higher than the 4.24 million unit level in August 2010.

ANSWER: According to the Michigan lottery statute, only certain nonprofit organizations are eligible for a license to conduct bingos, millionaire parties, and raffles, and to sell charity game tickets.

Fair Housing Advocate and REALTOR® Friend John Obee Awarded 2011 Fair Housing Leadership Award

Detroit attorney and fair housing advocate, John Obee, is the recipient of the 2011 Fair Housing Leadership Award, presented by the Fair Housing Center of Metropolitan Detroit (FHCMD). Obee was honored by REALTORS®, REALTOR® Association executives and friends at the 14th Fair Housing Leadership Award reception, held September 21st at the beautiful Charfoos & Christensen law firm in the renovated historic Hecker-Smiley Mansion on Woodward Avenue in Detroit.

The beautiful surroundings were the perfect backdrop for an evening of celebration honoring Obee.  Beth Foley, MAR President-Elect, traveled from west Michigan for the event stating, “John is an incredible force for fair housing in Michigan, educating and supporting real estate professionals year after year. We are all very grateful for his dedication and we are proud to help him celebrate this honor.”

Obee has served as a FHCMD Cooperative Attorney and a member of the organization’s Board of Directors for almost two decades. He is a nationally recognized and sought-after real estate fair housing educator, presenting to national, state and local associations of realtors. Real estate brokers, as well as lawyers representing both plaintiffs and defendants in housing discrimination lawsuits, have benefited from his legal and fair housing skills and experience.

The Association was once again a proud Bronze Event Sponsor, emphasizing its commitment to ensuring Realtor members understand and uphold fair housing laws. MAR provides a number of resources on its Web site for brokers and members to use to ensure they are doing everything they can to ensure practices set and meet the highest standards.
